In July 2021, the FT (Financial Times) Adviser reported that 48% of UK landlords are now women. It would appear that the momentum is only growing. I know that in our network there are lots of fantastic women involved in property investment. And it makes total sense!
Why Are Women Investing in Property?
🚀 Financial Freedom & Stability - Property offers predictable, long-term income—perfect for building wealth and breaking free from financial uncertainty.
🔄 Low Risk, High Control - Unlike stocks, property is a tangible, stable asset, giving women a sense of security and ownership over their investments.
💼 Using Natural Strengths - Skills like problem-solving, project management, and communication translate perfectly into property investment success.
🏡 Flexible Income Streams - Whether it’s passive income from rentals or flipping for big returns, property allows women to design a life that suits them.
How Are Women Investing?
🏠 Buy-to-Lets - Women are tapping into the consistent cash flow that long-term rentals bring.
🔨 Flipping & Refurbishing - Adding value to rundown properties and turning them into high-profit assets.
🛏️ Furnished Holiday Lets & Rental Guarantees - Offering rental guarantees to tired landlords and then refurbishing, staging and managing serviced accommodation – a lower-cost entry into property.
🏡 Serviced Accommodation with a BRR Strategy - Buying cheap, adding value and setting up higher cash-flowing serviced accommodation, then refinancing and starting again – this is my go-to strategy!
📈 Accidental Landlords Turning Pro - Many start as landlords by chance (inheritance, moving in with a partner and letting their own home) and turn it into a business.
The Bigger Picture - Market Trends and Considerations
Women’s buy-to-let income is growing faster than men’s, with a reported 172% year-over-year increase observed in recent years. But, there’s still a 6% earnings gap— I wonder if this shift is just the beginning?
Tax Implications: Upcoming changes in tax legislation, effective from April 2025, will alter the benefits associated with furnished holiday lets. It's crucial to stay informed and adjust investment strategies accordingly.
This all resonates with me, and I love seeing more women in property after 30 years of working in an industry that always felt male-dominated.
By embracing these diverse strategies, women are not only achieving financial independence but also reshaping the landscape of property investment in the UK. If you’re thinking of investing, now’s the time to make your mark!
