We've lived and breathed property in our past roles and now support others by bringing that knowledge to help you acquire capital protection and cashflow.
But it's not just about what we used to do. Before setting off on this venture, we got to know our area and tested our strategies and now benefit from both cashflow and capital preservation in bricks and mortar.

Clare
A fully qualified Chartered Residential Surveyor in the United Kingdom.
(Yes the people you call out to advise on property "challenges" and to provide solutions). A keen eye to quickly spot properties you should either avoid or jump on because others have wrongly walked away from a good deal. With experience of, amongst other things, planning and building control applications, project management, tender evaluation, health & safety, building defects, HMO lettings and management and property valuation.

Ahmed
Historically a Hotel Maintenance Manager, Ahmed has hands-on experience with property services from full refurbishments to repairs, maintenance and cleaning. Great at running teams, costing jobs and happy to get his hands dirty if need be.

About our process
Our approach to sourcing property is led by criteria agreed upon at the outset.
Unless we happen to have a deal which another investor was unable to complete, we will only offer you property that we have sourced specifically for you. We find this 'investor led' approach helps us know our clients better and foster long term partnerships in both our property journeys. We take time at the outset to establish if we are a good fit to work together and if our strategies are a good fit to help you with your property goals. The five steps below provide an overview of how we take you from initial call to tenants in your property.
Initial call
Step 1
We have an initial call (or calls) to help better understand your situation and where you would like to get to with property. We will go into detail on the strategies we employ and understand from both sides if we are a good fit to work together.
Paperwork and due dilligence
Step 2
Once we have both agreed to work together, we will issue paper work and carry out any necessary background checks to bring you onboard as a new client. HMRC AML requirements mandate us to carry out Know Your Client checks at this stage. We take an onboarding payment at this stage, to cover these initial checks and set up costs and to enable us to begin work marketing and searching for properties.
Identify and source deals
Step 3
We employ both on and off market methods to source property to requirements. Note: Unlike other approaches to deal sourcing, we take time to gather requirements first - rather than offering something that may not be a good fit. We are more clear at this stage with exactly what you are looking for and will only bring you deals which meet that criteria AND pass our desktop checks and thirty-point inspection.
Execute
Step 4
Depending which strategy is employed and how involved you would like to be, the path from here can vary. We will support to see transactions through to completion (or exchange of agreements) and can help coordinate refurbishment work (if needed).

Be it refurbishment project, staging for serviced accommodation properties or helping find a reliabe, local letting agent, we can help. Our comprehensive servcie offers you peace of mind from initial sourcing through to letting, be that for standard rentals or specialist management for short-term lets/serviced accommodation. We are by your side every step of the way.
Compliance
As property deal sourcing agents, we are required to register with various agencies to help protect clients, ourselves and to ensure we operate with transparency. We have taken the further step to include compliance with RICS to give clients further confidence in the properties we source.
HMRC
AML and KYC
We are recognised by the HMRC as an Estate Agency business and thus required to gather AML (Anti-Money Laundering) & KYC (Know Your Client) documents from all clients.
RICS
Property Inspection
We are regulated by RICS meaing both the business and Clare, as a surveyor, need to meet compliance criteria.
ICO
Data Protection
Since we process data which the information commissioners office deems to be personal, we are registered with the ICO and have procedures in place to ensure only the right information is taken from you and it is stored safely..
Property Ombudsman
