Exciting investment opportunities ahead!


Sheffield City Region covers the city of Sheffield at its core, surrounded by Barnsley, Doncaster, Rotherham, Chesterfield, North East Derbyshire, Derbyshire Dales and Bassetlaw counties.


This dynamic core city and thriving towns and market towns offer exciting prospects for investors. The region encompasses more than 1.8 million people and provides approximately 700,000 jobs. Sheffield's population alone is projected to increase by around 88,600 people (to 652,300) by 2039. There currently is, and will continue to be, huge demand for homes as the regeneration, repurposing and redevelopment of the region takes shape.


Once known for traditional industries of coal and steel, Sheffield City Region makes up a large part of the “Northern Powerhouse” – an area targeted by the UK government to benefit from a massive boost to the local economy through investment in skills, innovation, transport and culture. This growth strategy was published in Autumn 2016 with the ultimate aim being to seize the opportunities presented by leaving the European Union and create a super-connected, globally-competitive northern England economy with a flourishing private sector, a highly-skilled population, and world-renowned civic and business leadership.

Regeneration is well underway in all areas. Sheffield is famous worldwide for being the Steel City and, although steel and engineering are still important, there is a significant move towards developing new, high tech. industries providing highly paid jobs. Other industries attracted to the region include logistics and distribution, health and education, financial, legal and professional services and telecoms.


A key Sheffield/Rotherham-based project is The Advanced Manufacturing Park (AMP). This is a manufacturing technology park which includes the University of Sheffield’s Advanced Manufacturing Research Centre (AMRC) as well as global companies like Rolls Royce, Boeing and vehicle manufacturer McLaren, who have set up a new Composites Technology Centre. AMP has plans for massive future expansion.


The whole of Sheffield city centre is currently being transformed, having received funding of £470m for its Heart Of The City scheme. This is one of the UK’s largest urban regeneration projects. Due to complete in 2023 the project will deliver workspaces, apartments and places to eat, drink and shop.


On the borders of Rotherham and Barnsley is the newly completed Dearne Valley Economic Growth Corridor. This is a £7.3m development running from the M1 along the newly transformed A6195 to Goldthorpe, which has attracted all manner of industry. A further £23.1m has been released to regenerate local areas. Surrounding house values are anticipated to rise significantly over the next 3 years.


Chesterfield suburbs have had the official go ahead for over £25m worth of projects – regeneration which will benefit local residents for generations to come. Furthermore, £100 million worth of projects are developing vast swathes of former industrial land in the area. This is a long-term vision to create new housing, significant employment opportunities and green infrastructure. To the east of the town there is the recently completed £88 million Markham Vale Development just off a dedicated new junction of the M1 - J29a. This is one of the UK’s premier logistics locations, covering approximately 85 hectares and offering over 3 million square feet of commercial floor space (industrial, warehouse and office accommodation).


This synopsis of regeneration and redevelopment projects just scratches the surface. Over the next few decades, we see the Sheffield City Region most definitely "Levelling Up" with London and the South East.
